Why I Don't Mind A Client Who Worries About Interest Rates
A £900,000 acquisition, and the questions that made it a better deal

A client came to our finance team a while back wanting to buy a practice outright. Goodwill and freehold, the whole thing, over £900,000 in total. Big number. Big step.
What stuck with me was not the size of the deal. It was how careful this client was about one specific thing: the mortgage was on a variable rate, and they wanted to know what happened if rates went up.
I like that question. Most people just want the money and move on. This client wanted to understand what they were signing up for.
So our finance team sat down and modelled it out. Different rate scenarios, stress tested against the practice's actual numbers, not just the rosy version. They wanted to know the deal still worked even if things got tighter than expected.
It did. The team secured the finance, over £900,000, and the client went into a major purchase with their eyes open rather than crossing their fingers.
That is really the job as I see it. Not just getting the number signed off, but making sure the client actually understands what they are taking on.
