The Problem:

Several lenders will only lend for a certain number of years (commitment period) rather than for the full term of the loan. Whilst initially this can be attractive to a borrower, this does mean that when you are busy running your practice you must renegotiate the loan.

A client who we had worked with 5 years before came to us to discuss their commitment period ending and how to move forward with renewing this. 

The Solution:

Having established how the business was now performing, we approached their present lender and several others to see what could be offered.

Several lenders were keen to get involved, but the original lender came up with an excellent deal which saved the client the costs of moving the security. We worked with the client and the bank in getting the new agreement allowing the client to concentrate on their business.

The Result:

The new loan is now in place for the full 20-year term. Lenders, when approached by brokers, are well aware that we are able to provide the same deal to several lenders and obtain offers that can then be compared by the client. This competition often helps us in negotiating better rates and terms.
