You're Probably Planning to Sell at the Worst Time
Why the best exit price rarely comes when you're finally ready to stop
Hi there,
I've watched a lot of dentists sell their practices over the years, and there's a pattern that keeps repeating, so let me just say it plainly.
Most of you will sell at exactly the wrong time. Not because you're bad at business, but because you'll wait until you're worn out, twenty plus years of hard graft deep, simply done with the whole thing. That is a completely understandable, human reason to sell. It is almost never the reason that gets you the best price.
A new video on my Youtube channel gets into what the right moment actually looks like, and it's usually earlier than most owners think. The practice firing on all cylinders. Multiple chairs genuinely busy, not just technically staffed. Patients coming through the door consistently. And crucially, none of it hinging on you personally being the one standing at the chair, drill in hand.
We break down why associate led dentistry, where you're running the business rather than being the business, drives a noticeably higher EBITDAR multiple when a buyer looks at your numbers. The three systems that quietly build practice value long before anyone's even talking about selling, marketing, financial, and administrative or HR. And we use a real example, Neem Tree Dental, to show how they actually track pay per click and SEO performance so they know precisely what's driving new patients and what's just noise dressed up as marketing activity.
We also get into why tracking EBITDAR per associate dentist matters so much, it tells you clearly who on your team is genuinely making you money and who's coasting on goodwill. And the line I really want stuck in your head from this one is that maximising your valuation is not a frantic six to twelve month scramble before an exit. It's a three to five year build, starting well before you're anywhere near ready to sell.
