The Loan Amount That Changed Twice Before We Got It Right
Why the first figure a client asks for is not always the one they need
Hi there,
A client came to us wanting to buy a commercial property, and the first figure they had in mind was substantially larger than what we ended up arranging. I want to explain why that is not a bad thing.
As the team worked through the details, the picture got more nuanced. A lower refinance figure turned out to be a genuine alternative. The client also started thinking about whether to bring in family funds to reduce how much they needed to borrow at all.
Working through those options properly takes time. It is tempting to just push through the original number and move on. I do not think that serves the client well.
The team landed on a figure that actually suited their circumstances, around £580,000, balancing what they needed to borrow against their wider financial position.
This is the part of the job that does not always make for an exciting story, but it is often the most valuable thing we do. Helping someone see the full picture before they commit to a number, not after.
If you are not sure what the right borrowing figure looks like for you, that is exactly the conversation worth having about commercial property finance with our finance team. Get in touch here to start.
