The Bank of England has moved. Rates just went up to 4%. Here’s what it means for your practice
Three things to check this month if you own or are buying a dental practice.
Hi there,
The Bank of England has just put rates up to 4%. If you own a dental practice, or you’re in the middle of buying one, this affects you today.
I’ve recorded a short video on it. It takes less than a minute.
Here’s the short version.
Most practice loans aren’t fixed. They’re base rate plus a margin. So today’s rise of a quarter of a percent costs you about £2,500 a year in extra interest for every £1 million you’ve borrowed. And it hits you straight away.
The bigger issue is direction. Inflation is heading towards 5%, and the Bank is saying openly that this probably isn’t the last rise. Eight of the nine committee members voted for it, and the ninth wanted to go further.
Three things to do this month
Check your loan terms. Are you on variable or fixed? When does your fix end?
If you’re buying, run your numbers at 5% base, not 4%. If the deal only works at today’s rate, it doesn’t work.
If refinancing or fixing has been on your list, the cost of waiting just went up.
