Here's a number that might surprise you.

💡The average dental practice in the UK sells for somewhere between 75% and 120% of its annual gross revenue. But "average" is doing a lot of heavy lifting in that sentence.

What actually gets factored into a valuation? Patient numbers, yes. NHS contract value, if applicable. Equipment age. Goodwill. Associate dependency. Lease terms. The list goes on and every single one of those variables can move the price up or down significantly.

The problem is, most first-time buyers walk into a valuation having no idea what any of it means. They see an asking price, assume it's vaguely fair, and either walk away thinking it's too expensive or worse pay it without question.

I've seen both happen more times than I'd like.

The asking price and the market value of a dental practice are rarely the same thing. Sometimes the asking price is too high because the seller's been in the practice for 30 years and has an emotional attachment to it. Sometimes it's too low because something's been buried in the financials that nobody flagged.
