The Situation
A dental professional planning to open a new practice ran into an obstacle that had nothing to do with finance at all. Early-stage delays in the process began to test the patience of the selling agent. In property transactions, a seller’s confidence that a buyer will actually complete is everything, and any sign of stalling, even for reasons entirely outside the buyer’s control, can put the whole deal at risk if the seller starts looking for a way out or entertaining other interest.

The finance can be entirely sound and the buyer entirely committed, but if the seller’s confidence erodes, the deal can unravel for reasons that have nothing to do with whether the numbers work, and often with very little warning before the seller’s patience actually runs out.

The delays were navigated without losing the seller’s confidence, the deal held together, and we secured around £650,000 to fund the start-up, with the practice proceeding on the timeline the client had originally hoped for despite the early wobble.
The wider lesson here isn’t really about finance at all, it’s about what keeps a deal alive when the obstacles aren’t financial. Securing the money is often the more straightforward part. Keeping every party’s confidence intact while things move slower than anyone would like, that’s frequently the harder job, and it’s just as much a part of getting a deal to completion as arranging the loan in the first place.
